Whatever your roof needs, start with a clear picture. Explore our services, then arrange a free inspection with a licensed roofing partner.

The short answer

Most roof repairs across Broward County and Boca Raton cost $450 – $3,500. A full replacement costs $9,000 – $45,000, and most single-family homes land in the $12,000 – $22,000 range. We look for a sound repair first and recommend replacement only when the roof no longer justifies one. Every job starts with a free initial inspection and a written estimate from a licensed and insured roofing partner.

Repair or replace?

Repair first. Replace only when the roof calls for it.

Repair is where we start. Three signals tell you when replacement is the better spend.

Age against lifespan. Typical lifespans in South Florida:

  • Architectural Asphalt Shingle: 20 – 30 years
  • Concrete / Clay Tile: 40 – 50+ years
  • Standing-Seam Metal: 40 – 70 years
  • Flat / Low-Slope (TPO & Modified Bitumen): 15 – 30 years

A roof in the middle of its range with one leak is a repair. A roof near the end of its range with leaks in several places usually is not.

The 25% rule. When more than 25% of a roof is repaired or replaced within 12 months, the Florida Building Code generally requires the whole roof to meet current code. Under Florida Statutes §553.844(5), a roof built, repaired or replaced to the 2007 Florida Building Code or a later edition only needs the repaired portion brought up to current code. How the 25% rule works.

Your insurer. Under Florida Statutes §627.7011(5), an insurer may not refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old. For an older roof, you can get an inspection before the insurer requires replacement, and five or more years of remaining life means age alone is not grounds to refuse. Not sure where to start?

You don’t need to diagnose your roof. An initial inspection can help you understand whether to repair, replace, or simply keep an eye on it.
